Set within a wooded site, an older property was demolished and this five bedroom, three bathroom country house was built. Ground water was a major factor which influenced the design of the foundations and the disposal of surface water.

Fourty two piles were sunk to support the house and garage.

Ground beams were located over the piles creating a base for the beam and block floor and superstructure.

To reduce the loads on the piles, an engineered floor with TJI joists and sealed flooring was used.

Installing the sewage treatment plant was hindered by the ground water and ground conditions.
